Once your building permit has been issued, inspections are required at specific stages of construction.
Inspections help ensure work complies with the BC Building Code, municipal bylaws, and the approved permit drawings.
Construction must not proceed beyond each stage until the required inspection has been completed and accepted.
When inspections are required
The type and number of inspections depend on your project. Common inspection stages include:
Foundation and drainage
- Footing forms
Required before concrete is poured. - Drain tile and damp-proofing
Required after foundation forms are removed and drainage is installed, but before backfilling.
Plumbing and underground services
- Services inspection
Required when water, sewer, and storm connections are made at the street and are under test, but before being covered. - Under-slab insulation and vapour barrier
Required after services inspection. - Under-slab plumbing
Required before concealing any plumbing components.
Framing and insulation
- Rough-in plumbing
Required when drain, waste and vent (DWV) and domestic water piping are complete and under test. - Framing inspection
Required after framing and sheathing are complete, but before insulation or exterior finishes are installed.
A site survey must be submitted before this inspection. - Insulation and vapour barrier
Required before insulation is covered.
Final inspection
- Final building inspection
Required when all construction is complete and before occupancy.
All required documentation must be submitted prior to final inspection, including:
- Letters of assurance
- Schedule C-B forms
- Electrical final confirmation
- Energy compliance report
- Any other required documentation
Re-inspections
A $100 re-inspection fee applies if more than two inspections are required due to incomplete or non-compliant work.
Ensuring the work is ready before booking an inspection helps avoid delays and additional fees.

Requests must be submitted at least 24 hours in advance.
Inspection hours
- Inspections are conducted Monday to Friday, 9 a.m. to 12 p.m.
- Inspectors are available for inquiries Monday to Friday, 8:30 a.m. to 4:30 p.m.
Important reminder
Work must not continue beyond each inspection stage until it has been accepted.
